Roof maintenance – 8 things to inspect and repair if necessary

Roof maintenance is a necessary task. A visual inspection should be done twice a year. If the area where you live is subject to adverse weather conditions, you may want to inspect 4 times a year. During the inspection, if you notice small things here and there, such as those mentioned below, you should do your best to make some minor repairs. A well-maintained roof will have a longer life expectancy.

Clean Debris

While you are up there, you should sweep away all debris. Pay special attention to all pipes and other roof penetrations. Any dirt that accumulates in these areas will retain moisture, which will help increase the rate of deterioration.

Check Algae

If you see algae, install zinc control strips. If you can, scrape everything you can remove. Algae can be a very intrusive organism.

Loose shingles

If you see shingles that are loose, apply some cement to secure them.

Missing Pieces

If you find any missing pieces, you should replace them. For asphalt shingles, it is a fairly simple process

Damaged parts must also be replaced

Check the gutter

If you have a gutter, be sure to keep it clean. You want rainwater to flow easily off the roof

Overhanging branches

If you have trees near your house, keep the branches cut off if they start hanging on the roof .

Caulking and Sealants [19659003] If you find that these are cracked or damaged, you will need to scrape and re-apply caulk and sealer.

If you can not get on the roof, you can make an appointment with your roofer regularly to carry out maintenance work. It will avoid major problems on the road and give you peace of mind. If you know that minor problems are taken care of, you will not have to worry about major problems the next time a big storm comes up.
