Roofing – Inspection and Repair


Many people inspect their roofs during the fall. This is to verify that the roof is ready for the winter. Different materials are used in different stages. Depending on the weather in your area, it may be advisable to do quarterly inspections. For those who have a reasonable time, inspections can be performed annually. This means that for those with extreme weather conditions, each season should require you to look for damage to studs, shingles and roof panels. If you've had a big ice, snow, wind or hail storm recently, consider taking a look at it. Be constantly on the lookout for damage to interior walls and ceilings. This can be a sign of leaking roof and the cam quickly leads to mold and mildew.

What are you looking for when you inspect your roof? It all depends on what type of roof you have. Each type has flashing. This is the metal piece that surrounds things to keep water or other items out of the house. Flashing protects small openings around the chimney, skylights and / or vent pipes. Once you have inspected your roof, it's time to determine if it can be repaired or if it needs to be replaced. The basic rule for people in the housing industry is the 1/3 rule. This means that if 1/3 or more of the roof has been damaged, it must probably be replaced. This will only lead to bigger and more costly problems in the long run. If your home is relatively new, you may want to check if the warranty is still in effect.
