Making an improvement to your home just to sell it can be a hard pill to swallow. Many people find themselves selling their homes to downsize, perhaps because they have lost their jobs or have gone too deep to get started. In these situations, it is understandable that it is very difficult to afford repairs. Whatever the reason, selling your home with a wet basement is a tough battle in a buyer's market. Most buyers will not want to make repairs in their new home. After all, they probably just cleared a little of their savings by depositing money on the house in the first place.
New home buyers will usually want to make changes here and there after they have been installed. Just decide which house they want, arrange funding and, of course, move out, so that most people will pile up at one time. They can move on the rest of their punch list after they have been installed. Here are some things that are not always a top priority:
- Wall Paint
 These types of things are mostly just for the looks and not really the "bones" of the house. Homebuyers will certainly appreciate a beautiful floor or wall well trimmed and painted if it's up to their specific tastes. However, you can not always assume that your likes, or popular styles are what will appeal to the buyer who will sign on the dotted line. When carpet, painting, etc. are made to sell a house, it is usually "neutral" in style and color. Most people would appreciate it, but sometimes it is simply easier to lower the asking price of the house by the amount of improvement than to exclude the 10 – 20% of buyers who are not not agree with your specific selection.
The "bones" of the house that I mentioned earlier are something that everyone would agree to be in working order. It's a simple matter of priorities where the axiom needs function before beauty. Some of these items would be:
- Sewer / Septic System
- Heating, A / C
- Roofing, Flashing, Gutters
- and of course a dry subsoil
 The sub Soil is an important part of the house for several reasons. If it is wet or humid, there may be structural problems after a while. Moisture can also produce mold, which will prevent the sale of a home faster than anything. If buyers are looking at a finished basement, the water can easily destroy it. If they just want to use it for storage, they must protect what they put in it. The water or humidity will also negatively affect the critical mechanics such as the heater, the water heater, the oil tank, the electrical panel, and so on.
Most home sales are accompanied by a home inspection. Home inspectors tend not to bother with things like faded or scratched paint, worn carpet from scratched door handles. This is not an important concern. The home inspectors will report the conditions of the second list that I mentioned and not show measurable concern about the aesthetics of the house.
In the end, spending money to improve a house you leave is difficult. Making the improvements will make it sell more easily, though. This can attract more buyers. This can reduce the need to lower the asking price. This can help the house sell faster, which allows you to save money. Always take care to spend the money in order to optimize the results.
