Investing time and energy to do minor repairs to your home can make a big difference when it comes to selling your home. Since most buyers are stretching their budget to get the house they want, the last thing they want to do is incur an expense to make repairs. Fortunately, for the home seller, most repairs and minor improvements are not expensive. For example, applying a new coat of paint on parts can have a dramatic effect.

Exterior Repairs

Increasing the attractiveness of your home will increase its value and help it sell. The first impression of a buyer is invaluable. The attractive surround includes the siding of your home, the roof, the entrance door, the gutters and the landscaping. If the trim flakes, apply a new coat of paint. If you are thinking of selling your home in the next two years, consider making some improvements, such as new countertops and cabinet coatings. Have bathing chipped bathtubs resurfaced and replace obsolete fixtures.

Home Inspection

To speed up the sales process, consider hiring a professional inspector before you put your home on the market. An inspector will identify the components that need to be replaced as well as the hidden issues. Making repairs at this stage avoids giving the buyer the opportunity to claim an allowance on the selling price.

Warranties and Disclosures

The purchase of a home warranty from a warranty company in your state will provide buyers with peace of mind. If you have made major repairs, replacements or home improvements in the last five years, show the bills to the buyer to prove it. Highlight the improvements that have resulted in energy savings.
